Loan Signing Agent In Massachusetts

Our loan signing agent is a trusted professional, a Massachusetts state-commissioned notary public, that performs the closing ceremony for real estate transactions, mortgage loan notary, legal process transactions and other similar transactions where an independent third party is requested. Our loan signing agents will ensure that they are disinterested in the transaction and have a mutual obligation to all parties to remain objective, neutral to any position, ensure awareness of document contents by affiant and make a reasonable effort to prevent fraud and protect affiants from coercion.

The role of our notary public is to verify the identity of the person signing the loan and financial document that’s required by law to be executed as such. We are not responsible for reviewing the content of the paperwork or its legality; the act of applying a notary seal is simply for verification purposes. You should always consult an attorney to review the documents before scheduling notary service. Our loan signing agents has a more involvement with the execution of documents related to real estate. We go over an entire loan package with borrowers who are obtaining the loan or mortgage, ensuring that all signatures are in the right place and notarized as required by Massachusetts State Law.

Arabic Notary Service

Arabic Speaking Notary?

Notarizing Foreign Language Documents is often not an easy task! In Massachusetts, Notaries increasingly are asked to notarize documents written in foreign languages such as Arabic and French. In the Merrimack Valley, there is an increase of Arabic-speaking population stemming from Iraq and Syria refugees. Generally, Massachusetts state laws do not expressly prohibit our personnel from notarizing a document that is not in the English language. However, depending on the circumstances, it may be inadvisable to notarize such foreign-language documents. The risk, of course, is that the document is being misrepresented to the Notary. Luckily for you, our staff is fluent in Arabic and French and can help you with the notary service

Luckily, our Notary Public does speak and write Arabic and will be happy to Notarize your Arabic and French Documents, perform as a signature witness, Administer Oath or Certify a copy of your Arabic documents. Our service provider makes house call visits and can also come to your office to perform the Notary seven days a week and after hours. Avoid These Three Notary Mistakes

Common Mistakes That Can Lead To Legal Problems For Mobile Notaries

Notary Publics can find themselves in the hot seat if they become sloppy in their work. Performing bad notaries because of lack of attention to details or simply ignoring the importance of having proper documentation can lead to legal trouble for both the signer and the notaries.

1. Failing To Require The Document Signer To Appear

Legal Experts and Notary Experts all agreed that failing to require a signer to physically appear before the Notary Public is the most common mistake that lands Notaries in legal hot water. Notarizing without a signer’s personal appearance is a violation of Massachusetts Law and in every state and territory. It can result in major financial and legal penalties. Our Mobile Notary Signing Agents will always require the signer to be present and with valid Government-Issued Photo Ids.

2. Failing To Properly Record Notarizations

The second most common error is failing to keep a record of their notarial acts, especially in states that do not require it. But that’s a problem because a properly maintained journal is your best protection if someone makes a claim against you. Failing to record information in the journal when the law requires it as it does in Massachusetts, can be a serious problem. That is why we travel with our Journal and log all Signer’ information and collect their signatures as required by the law.

3. No ID, No Notary Service

Unless the signer personally appears and presents a valid photo ID, our Notary cannot do the notarization. Period. While writing incorrect information on certificate wording or forgetting to write in information is often done accidentally, it’s a situation that can cause major headaches for a signer and trouble for the Notary if a problem with a document results. Also, be mindful that letting others use your Notary seal or not properly securing your seal can be damaging.

First commissioned as a Massachusetts Notary Public in 2008 and a Signing Agent trained and certified with a current background check.  Member of multiple professional associations and local business chambers of commerce.

Who is a Notary Signing Agent? Professional notary services are provided for any document that needs notarization such as for Cori Checks, wills, affidavits, acknowledgments, the power of attorneys, Mortgage Documents, Last Wills, etc.  Please note that a valid and current photo ID is required.  Documents must be signed in the presence of the Notary.  The individual signing the document(s) must be aware of what they are signing and understand the contents of the document(s).   The signer must not be intoxicated, on drugs, or taking medications that would affect their ability to think and/or make decisions during the signing of the document(s).  This also applies to any signature witnesses.

A notary person is not responsible for the contents of the documents and may not advise whether an individual should or should not sign documents. Our agents are not attorneys in law.  If you are unsure of whether to sign documents, consult an attorney and or the other party involved.  Our Staff verifies the identity of the signer and that the documents were signed by that individual in the presence of our staff.

Mortgage Signing Agent

Mortgage and loan closings in Massachusetts require an attorney admitted to the state bar to be present or involved in the closing of real property transactions. A Notary who is employed by a lender may notarize a document in conjunction with the closing of his or her employer’s real estate loans.
